Book a site visitBefore any work starts in a Dubai apartment or villa, the building management or master developer has to issue a no-objection certificate (NOC) for the fit-out. Without it, contractors are simply not let in.
We prepare the drawings, method statement and contractor documents, submit them, pay the deposit on your behalf if needed and plan noisy works around the community's permitted hours. You sign the application; we do the rest.

We levelled the walls and ceilings with plasterboard, added a recessed ceiling with hidden lighting in the hallway, built in lit shelving with closed storage below and laid engineered oak flooring throughout the apartment.

Turnkey renovation starts from AED 155 per sq ft for labour and rough materials, so a 1,000 sq ft apartment starts from about AED 155,000. With our interior design it is from AED 170 per sq ft, with procurement and supervision from AED 195 per sq ft. Finishing materials, furniture and appliances are agreed separately in the specification.
A 1,000 sq ft apartment usually takes 4–5 months from the start of rough works to cleaning, a villa 6–9 months. Add 1–3 weeks for the building NOC and 4–6 weeks for the interior design, which can overlap.
Yes. We prepare the drawings and contractor documents, submit the application to the building management or developer and follow it up. You only sign the application as the owner.
Yes, many of our clients live abroad. Every week you receive a photo and video report, hidden-works sign-off sheets and the remaining budget. You can join a video call from site at any time.
Three years on all workmanship under the contract. Materials and appliances carry the manufacturers' warranties; we hand over all documents at completion.
